D.C. Suburbs (Montgomery / Prince George's)

Priced like Northern Virginia, for the same reasons. The Potomac-group clays that run from Prince George's through eastern Montgomery are the same marine clay that makes NoVA the most expensive dirt in Virginia: high shrink-swell, undercut and select fill, careful moisture control. Add D.C.-market wages, prevailing-wage exposure and tight urban sites, and the multiplier lands just under NoVA's 1.18.

Baltimore Metro
1.08×Dominant ground: Piedmont saprolite and gneiss north of the fall line, Coastal Plain sands and clays south of it
DirtBid's Maryland baseline. The fall line runs straight through the metro: Baltimore County, Howard, Harford and Carroll sit on Piedmont saprolite with partially weathered rock within trench depth, while Anne Arundel and the south side of the city are Coastal Plain with Arundel clay and high water tables. A large sub base keeps pricing competitive for the region's wages.

Southern Maryland
1.04×Dominant ground: Potomac-group clays, Calvert Formation cliffs, tidal lowlands
Charles and Calvert carry the same Potomac-group marine clay as the D.C. suburbs at lower wages, with long hauls down the peninsulas for stone and asphalt. St. Mary's adds tidal water tables. The savings against the suburbs are real, but the clay does not get cheaper.

Eastern Shore

Hampton Roads with a bridge toll. Flat, sandy ground grades easily, but the water table sits within two feet across the flatwoods and the lower Shore counties — Dorchester, Somerset, Worcester — hide tidal-marsh organics and acid-sulfate sediments. Dewatering, undercut and stone stabilization set the price, and thin sub coverage adds mobilization.

Western Maryland

The lowest labor rates in the state on the hardest ground. Frederick and Washington counties sit on the same limestone karst as Virginia's Shenandoah Valley — sinkholes, pinnacle rock, stormwater rules that respect recharge. Allegany and Garrett trade karst for Allegheny Plateau rock, steep slopes and, in Garrett, high-elevation peat bogs.
